Please read these Terms & Conditions carefully before booking a service with Threshold Greece. By making a booking and accepting a quote, you confirm that you have read, understood, and agreed to these terms in full.

About Threshold Greece

Threshold Greece is an independent, non-regulated property condition report service. Threshold Greece provides observer-based property condition reports for buyers of residential real estate in Greece. The service documents the observable and accessible condition of a property at the time of visit. It is a buyer-side, independent service.

Threshold Greece is not a regulated property inspection service, structural survey firm, or engineering practice. Nothing in these Terms or in any report issued by Threshold Greece constitutes engineering advice, legal advice, valuation advice, or investment advice.

Nature of the Service

Threshold Greece provides a non-regulated, observer-based property condition report. This service is distinct from a structural survey, engineering inspection, or technical building assessment.

What this service is

A documented walkthrough of observable and accessible conditions — including visible finishes, fixtures, fittings, plumbing functionality, drainage, electrics (observable only), renovation quality, and evidence of damp or water damage — supported by photographs and video footage, delivered as a written report. Basic non-invasive operational checks are carried out where items are visible, accessible, and operational. These may include running taps, testing drainage, operating shutters, testing switches and sockets, confirming hot water availability, and checking AC units where accessible. A standard hygrometer is used to measure ambient humidity as part of every full walkthrough. These checks do not constitute specialist testing or engineering assessment.

What this service is not

A structural survey, engineering assessment, architectural inspection, or legal due diligence service. Threshold Greece does not carry out invasive testing, open walls, floors, or ceilings, use specialist diagnostic equipment such as thermal imaging cameras or professional moisture meters, assess compliance with building regulations or planning permissions, or provide any form of legal, financial, valuation, or technical certification.

The person carrying out the visit is not a licensed engineer, architect, or building surveyor. Where any finding in a Threshold Greece report raises concern about structural, mechanical, electrical, or technical matters, the client is strongly advised to instruct a licensed Greek engineer (μηχανικός) for a formal assessment before proceeding with any purchase.

Booking & Confirmation

A booking is confirmed when Threshold Greece has issued a written quote and the client has accepted it in writing (by email or message). Payment of the applicable fee or deposit also constitutes acceptance of these terms.

Standard scheduling: Visits are scheduled a minimum of 7 days from the date of booking confirmation. This lead time is required for access coordination and preparation. Bookings requesting a visit within fewer than 7 days are subject to a Priority Scheduling fee of €75, subject to availability.

Report delivery: Reports are delivered within 1–2 days of the visit for properties up to 80m², within 2–3 days for properties of 81–120m², and within 2–4 days for properties over 120m², villas, and houses. Delivery times run from the date of the visit, not the date of booking.

Access: The client is responsible for arranging access to the property. Threshold Greece will not attend a property without a confirmed access arrangement in place and is not responsible for delays caused by third-party access failures.

Fees & Payment

Service fees are as quoted at the time of booking and confirmed in writing. Fees are exclusive of travel and related expenses for properties outside Athens, which are quoted separately and agreed in writing before the visit is confirmed.

Remote Filter (€175), Re-check after repairs (€150), Live video call add-on (+€75), and Buyer Condition Report — Standard (€300): Full payment required at booking confirmation.

Buyer Condition Report — Extended (€450) and Full (€650): A 50% deposit is required at booking confirmation. The remaining balance is due before the property visit takes place. No visit will proceed until the full fee has been settled.

Remote Filter credit: If a client books a full Buyer Condition Report for the same property after having first booked a Remote Filter for that property, €50 is credited against the full report fee.

Payment method: Bank transfer or card payment via secure payment link. An invoice (τιμολόγιο) will be issued for all completed services.

Currency: All fees are quoted and invoiced in Euros (€).

Travel and related expenses: For properties outside the Athens metropolitan area, travel and related expenses are charged at cost and confirmed in writing before the visit is scheduled.

Cancellation, Access Failure & Rescheduling

Cancellation by the client — more than 48 hours before the visit: Any deposit paid is refundable, less any non-recoverable travel and related expenses already incurred.

Cancellation by the client — less than 48 hours before the visit: Any deposit paid is non-refundable. Where full payment had been taken at booking, the service fee is non-refundable.

Rescheduling before the visit: One rescheduling request is accepted without charge if made more than 48 hours before the visit. Subsequent rescheduling requests may incur an administrative fee.

Cancellation by Threshold Greece: Where Threshold Greece is unable to carry out the visit due to illness or unforeseen circumstances, a full refund will be issued or an alternative date offered at the client's discretion.

Waiting time: Threshold Greece will wait up to 30 minutes from the agreed access time. If the person responsible for providing access has not arrived within 30 minutes, the visit may be treated as an access failure at Threshold Greece's discretion.

Access failure caused by the client, seller, agent, or access provider: Where Threshold Greece has attended the property and the visit cannot proceed because access was not arranged, was denied, or was otherwise unavailable, the service fee is non-refundable. If travel and related expenses had already been incurred, they remain payable. If the client wishes to reschedule, the applicable rescheduling fee plus any new travel and related expenses apply. Rescheduling fees are:

  • €75 for properties within 35km of Syntagma Square, Athens
  • €150 for properties more than 35km from Syntagma Square, and for all island properties

Key and lock access failures: Threshold Greece is not responsible for keys lost or delayed by courier services, incorrect keys provided by third parties, or entry failures caused by faulty locks or other third-party access issues. The access failure policy above applies in these circumstances.

Report Delivery, Use & Confidentiality

Reports are delivered digitally via email or secure link. Delivery times run from the date of the visit: within 1–2 days for properties up to 80m², within 2–3 days for properties of 81–120m², and within 2–4 days for properties over 120m², villas, and houses. Priority scheduling affects the scheduling of the visit only, not report delivery times.

The report is prepared solely for the named client and relates only to the property visited on the stated date. The report is confidential and may not be shared with third parties — including sellers, agents, or legal representatives of any other party — without the prior written consent of Threshold Greece.

The client may invite a lawyer or family member to participate in the debrief call. This does not create unrestricted sharing rights or third-party reliance rights on the report.

Any repair cost ranges included in the report are indicative only, based on general market knowledge, and do not constitute a formal quotation, valuation, or engineering assessment. Any renegotiation talking points included in the report are informational only. Threshold Greece does not provide valuation advice, negotiation representation, investment advice, engineering advice, or legal advice. The client is solely responsible for how they use the report in any purchase decision or negotiation.

Photo and video files are shared via a secure Google Drive link with access restricted to the named recipient. Links expire 30 days from the date of report delivery. Clients are advised to download their files within this period.

The report reflects the observable and accessible condition of the property at the time of the single visit only. Threshold Greece accepts no responsibility for changes in condition that occur after the visit date.

Limitation of Liability Key clause

Threshold Greece provides an observer-based report documenting visible and accessible conditions at the time of the visit. The service involves basic non-invasive operational checks as described in Clause 02 but does not involve invasive testing, probing, opening of any structure, or investigation beyond what is visible and accessible.

Threshold Greece's liability in connection with any service is limited, in all circumstances, to the fee paid for that specific service. Threshold Greece is not liable for:

  • Any loss, damage, or expense arising from the purchase, non-purchase, or decision-making related to a property
  • Defects, conditions, or issues that were not visible or accessible at the time of the visit
  • Defects concealed behind walls, floors, ceilings, fixtures, or furnishings
  • Any matters that would require specialist equipment, invasive testing, or engineering expertise to identify
  • Any reliance placed on the report by any person other than the named client
  • Keys lost or delayed by courier services, incorrect keys provided by third parties, or entry failures caused by faulty locks or other third-party access issues
  • The availability, fees, services, or outcomes of any third-party specialist mentioned or suggested by Threshold Greece
  • Any consequential, indirect, or economic loss of any kind

The client acknowledges that a Threshold Greece report is one input in their decision-making process and does not constitute a guarantee of the property's condition, value, or suitability for purchase.

Independence & Conflicts of Interest

Threshold Greece operates exclusively on behalf of the buyer. We do not act for, accept payment from, or have any commercial relationship with sellers, real estate agents, developers, or any other party with an interest in the sale of the property being assessed.

Where Threshold Greece has any pre-existing relationship with any party involved in a transaction, this will be disclosed to the client before the booking is confirmed. The client may cancel at no charge if such a disclosure gives rise to concern.

Any referral to specialist professionals — engineers, lawyers, contractors, or others — is made in good faith and without fee or commission. Threshold Greece does not receive referral fees from any professional it mentions or suggests, and is not responsible for the availability, services, fees, or outcomes of any third party referred to in a report or otherwise.

Data & Privacy

Threshold Greece collects and processes personal data (name, email address, property address, communication history) for the purpose of providing the booked service and issuing invoices. Data is held in accordance with applicable Greek and EU data protection law (GDPR).

Client data is not shared with third parties except where required by applicable law or with the client's consent. Property addresses and report contents are treated as confidential and are not used for marketing, research, or publication purposes without the client's explicit written consent.

Photographs and video taken during visits document property condition only. Threshold Greece does not photograph personal belongings, residents, or identifying personal information. Where images are used for illustrative or educational purposes, they are anonymised and do not identify the property or its owners.

Governing Law & Disputes

These Terms & Conditions are governed by the laws of Greece. Any dispute arising from or in connection with a service provided by Threshold Greece shall be subject to the exclusive jurisdiction of the courts of Athens, Greece.

In the event of a complaint or dispute, the client is encouraged to contact Threshold Greece directly in the first instance. Threshold Greece will make reasonable efforts to resolve any complaint within 14 days of receipt.

Amendments

Threshold Greece reserves the right to update these Terms & Conditions at any time. The version in effect at the time of booking confirmation applies to that booking. The current version is always available at thresholdgreece.com/terms.
